The Complete Home Valuation and Home Condition Report is a package of services designed to provide home sellers with the knowledge of what they can expect when they sell their home. The property valuation will be completed by a Certified State Appraiser and the property inspection will be completed by a State Licensed Property Home Inspector. An added value to this report is the free update; if a property in the subdivision sells within 90 days of the date of the appraisal we provide a free update to incorporate the most recent sale. $450 to $550
The Trend Analysis Appraisal Report provides a complete valuation and measurement of the home, plus a trend report of the activity of homes similar in price, location and size. This report is used most often by lenders and insurance companies to validate their loan portfolios. $275-$300
The Sales Comparison Appraisal Report provides home owners with a market range value of their home based upon the most recent comparable sales. This is a computer generated report and is the perfect choice if you are looking for recent home sales within an area. It considers all the most recent sales and provides a valuation range for your home. $225-$275
The Traditional Appraisal Report is the most complete home valuation product available. It is the standard property valuation report used by lending institutions. A licensed appraiser will make an appointment to view your home and provide a written report that will include an opinion of value in today's market. Each report includes a complete measurement and sketch of the exterior dimensions, an adjusted evaluation of the all qualified comparable sales, estimated replacement cost formulas and the qualifications of the appraiser. This report is most commonly used by Mortgage Loan underwriters, Estate and Divorce Attorneys. $350-$450
